A five-room HDB resale flat in Boon Keng has achieved a record-breaking sale of S$1.54 million, according to HDB resale transaction records. The unit is part of the City View @ Boon Keng estate, located in Block 7 along Boon Keng Road.
This transaction surpasses the previous record of S$1.49 million for a similar five-room flat in the same block, which was sold in May 2025. Both flats measure 1,280 square feet and were launched under the Design, Build and Sell Scheme (DBSS) in 2011. The recently sold flat has a remaining lease of 84 years and five months, making it an attractive option for buyers seeking long-term home ownership.
Prime Location and Connectivity
The Boon Keng flat benefits from excellent connectivity, being just a two-minute walk to Boon Keng MRT station on the North East Line and eight minutes to Bendemeer MRT station on the Downtown Line. This provides residents with convenient access to Singapore’s public transport network.
The surrounding neighbourhood also offers a variety of amenities, including Bendemeer Market and Food Centre, Kallang Community Club, and Bendemeer Shopping Mall. Families with young children will appreciate the proximity of multiple primary schools within a 2 km radius, such as Bendemeer Primary School, St. Joseph’s Institution Junior, and Farrer Park Primary School.
Growing Demand in Resale Market
The record sale reflects strong demand for well-located HDB flats in central Singapore, especially units with long remaining leases and good access to amenities. Analysts note that such transactions highlight continued interest in prime resale properties, driven by factors such as MRT connectivity, nearby schools, and lifestyle conveniences.
As Singapore’s property market evolves, flats in mature estates like Boon Keng are increasingly sought after by families and investors, reinforcing the value of strategic location and quality HDB developments.
