This is probably one of the most absurd, trashy things to ever happen in the Singapore property market, but it happened to me two days ago and I am still in utter shock.
I (34M) recently bought a resale 2-bedroom private condo unit in the Central region for around $1.65 million. The transaction went smoothly over the last few months. The property agent representing me (let’s call him Kevin, late 30s) was super slick, wore tailored suits, drove a shiny Mercedes, and posted non-stop Instagram reels about “helping young professionals build wealth through real estate.”
The previous owners were a married couple in their early 40s who were selling the unit as part of their divorce asset division. The husband had already moved out to stay with his brother, while the wife was still holding the keys until legal completion.
Completion officially took place last Friday. Bank funds were disbursed, SLA registration was updated, and Kevin handed me the physical box of keys and access cards at a coffee shop. Since I am planning a complete $80,000 gut-renovation, the unit was currently vacant, completely unfurnished, with just built-in wardrobes and bare light fixtures.
On Tuesday afternoon around 2:30 PM, I decided to drop by the condo unexpectedly without informing Kevin or my interior designer. I wanted to take some preliminary measurements of the living room wall for custom carpentry.
I tapped my access card at the lift, went up to the 11th floor, unlocked the digital door lock using the master passcode Kevin gave me, and pushed the door open.
As soon as I stepped onto the marble tiles of the foyer, I heard distinct, loud panting and groaning noises coming from the master bedroom.
I thought maybe contractors or trespassers broke in. I quietly pulled out my phone, set it to 4K video recording, and crept down the hallway toward the master bedroom.
The door was half-ajar. There on the bare parquet floor of the master bedroom—with literally just a yoga mat and a throw pillow laid out—was my property agent Kevin, completely butt-naked, intimately involved with the previous owner’s ex-wife!
I accidentally bumped my shoulder against the door frame. Kevin whipped his head around, saw me standing there with my phone camera pointing directly at them, and screamed like a terrified girl. The woman shrieked, grabbed her designer handbag to cover her chest, and tried to hide behind him.
Kevin panicked, scrambling on the floor trying to pull up his trousers while stuttering: “Bro! Bro! Wait! Don’t record! Let me explain! This is not what it looks like!”
I looked at him in absolute disgust and said: “You used MY newly bought $1.65M property as a free sex motel before I even moved in?”
Turns out, Kevin had been having an ongoing affair with the previous owner’s wife throughout the entire 3-month sales transaction! That’s why he managed to get the wife to agree to a slightly lower selling price quickly—he was sleeping with her behind her ex-husband’s back! And because he knew the unit would be vacant for a few days before my contractor started work, he retained an extra copy of the keycard to bring her back for “afternoon sessions.”
He spent the next two hours calling my phone nonstop, sending crying WhatsApp messages begging me not to report him to CEA (Council for Estate Agencies) or his agency’s management (PropNex/ERA). He offered to pay me $10,000 cash out of his own pocket if I delete the video footage and keep quiet.
I feel dirty even standing inside my own house now. I paid over $1.6M for a home, and the agent turned my master bedroom floor into a cheating rendezvous spot.
If I lodge a formal complaint with CEA and police for criminal trespass, what are the chances of his agent license getting permanently revoked? Should I take his $10k hush money or burn his entire career to the ground?
