HDB Unveils First BTO Project in Sembawang North, Launching in July 2025

The Housing and Development Board (HDB) has announced its first Build-to-Order (BTO) project in Sembawang North, marking a significant milestone for the growing Sembawang estate. Named Sembawang Beacon, the project will feature 775 units with an estimated waiting time of three years, offering flat types ranging from two-room Flexi to spacious five-room and 3Gen flats.

This project will be part of the July 2025 BTO sales exercise, which will collectively release approximately 5,500 flats across multiple locations in Singapore. Other towns set to receive new BTO projects include Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands — providing a broad range of options for Singaporeans eager to secure affordable public housing.


Sembawang Beacon: Bringing Homes to a New Neighbourhood

Sembawang Beacon is strategically bounded by Admiralty Link, Admiralty Lane, and Canberra Road, nestled within the upcoming Sembawang North neighbourhood — a 53-hectare site planned as an extension of Sembawang town. When fully completed, this new district is expected to offer close to 10,000 housing units, comprising around 8,000 BTO flats and 2,000 private housing units.

Residents moving into Sembawang Beacon can look forward to a thoughtfully planned estate boasting an array of amenities and connectivity options. In addition to existing facilities in the vicinity, upcoming developments include a vibrant neighbourhood centre, a sprawling one-hectare park equipped with playgrounds and fitness stations, and an integrated network of cycling paths and pedestrian walkways.


Design Inspired by Maritime Heritage, Sustainability in Focus

Reflecting Sembawang’s maritime past, the architectural design of Sembawang Beacon will pay homage to the area’s history as the site of the British naval base in the 1920s. Iconic black-and-white houses that once housed naval officers inspired the maritime-themed elements found throughout the development, including a nautical playground complete with a lighthouse play structure.

Green spaces will be thoughtfully integrated within the estate, featuring roof gardens, open lawns, and landscaped seating areas planted with native flora to attract birds and butterflies, enhancing the biodiversity of the neighbourhood. In line with HDB’s commitment to environmental sustainability, Sembawang Beacon will also incorporate features such as rain gardens, which help purify rainwater runoff and promote eco-friendly water management.
