LANDLORD RENTED OUT ROOM WITHOUT CONTRACT, WANTS TO SUE TENANT FOR VANDALISM

I am a Singaporean HDB owner. I recently rented out one of my rooms to a tenant, I have to admit that it was a short-term rental for about four months, and there was no paper contract signed between us.

But I have his facial image from the security camera I placed in my living room.

Recently, an argument broke out between us and after he moved out, I found out that he vandalized his room with paints and water stains, and holes on my walls.

I want to ask if there is anything I can do. Like, will the police arrest him given that I only have his facial image?

How much can I get from him to compensate for his damage to my property?

  1. No black and white contract, illegal short-term rental in HDB. (Pretty sure never register tenant details with HDB haha).
I think you should just cut your losses and move on.
Ps. You do realize that HDB can literally repossess your flat back if you do something stupid like that right?
The so-called ex-tenant can report you and you get screwed instead.
  2. Did you inform HDB that you rented out your room? If you didn’t, what you did is illegal so you’d just have to take the loss. Worse is that there was no contract signed.
