\Singaporeans hoping to get their own homes sooner will have another option to consider, with more than 1,300 Build-To-Order (BTO) flats in Sembawang set to be launched with waiting times of less than three years.
The Housing and Development Board (HDB) announced on Nov. 1 that 1,310 flats at a new project known as Sembawang Anchor will be offered during the upcoming November 2026 BTO sales exercise.
With an estimated waiting time of just two years and 10 months, the development is expected to appeal to first-time homebuyers and families who prefer not to wait the usual four to five years for their new homes.
The project is located within the new Sembawang North housing area, between Admiralty Lane and Sembawang Drive.
Sembawang Project To Offer 1,310 Flats
Sembawang Anchor will comprise six residential blocks, including an integrated block featuring both flats for sale and rental units.
The 1,310 units will include a mix of 2-room Flexi, 3-room, 4-room and 5-room flats, giving buyers several housing options depending on their household size and budget.
Residents will also have access to various amenities within the development, including a preschool, eating house, supermarket and retail shops.
HDB said the project would provide convenient access to everyday necessities, while a new neighbourhood centre and an adjacent 1-hectare park are also planned nearby.
Other existing amenities in the vicinity include Sembawang Mart, Sun Plaza and Bukit Canberra.
The latter is an integrated sports and community hub featuring a hawker centre, polyclinic, indoor sports hall, ActiveSG gym and swimming pool.
Bayshore And Tengah Also Offering Shorter Waiting Times
Apart from Sembawang, homebuyers looking for flats with shorter waiting periods will have two other projects to consider.
Bayshore Oasis in Bedok will offer 855 units of 2-room Flexi and 4-room flats, with an estimated waiting time of three years and two months.
The development will comprise four residential blocks, including an integrated block with both sold and rental flats.
Residents can expect a preschool, minimart and retail shops within the development. The project will also benefit from its proximity to East Coast Park, with walking and cycling paths planned to connect residents to the recreational destination.
Public transport connections will include Bayshore MRT station on the Thomson-East Coast Line and the upcoming Bedok South MRT station.
Meanwhile, Plantation Dew in Tengah will offer another 710 flats, comprising 2-room Flexi, 3-room, 4-room, 5-room and 3Gen units.
The project will have five residential blocks and an estimated waiting time of three years and two months.
White Flats Extended To 5-Room Units For First Time
One interesting feature of Plantation Dew is its white flat option, which allows buyers greater flexibility when designing their homes.
Unlike conventional layouts, these flats come with an open-concept arrangement without internal partition walls separating the living and bedroom spaces.
This allows homeowners to customise their interiors according to their preferences, whether they want larger bedrooms, more spacious living and dining areas, or dedicated spaces for working from home and hobbies.
Plantation Dew will be the third BTO project to offer white flats, following their introduction at Crawford Heights and Mount Pleasant Crest.
However, it will be the first time the option is extended to 5-room flats, having previously been available for 3-room and 4-room units.
The development will also include an eating house, minimart, shops, preschool and an upcoming park. It will be within walking distance of the upcoming JE2 MRT station on the Jurong Region Line.
Nearly 8,000 BTO Flats Across Seven Locations
Together, Sembawang Anchor, Bayshore Oasis and Plantation Dew will offer 2,875 flats with waiting times of around three years or less.
This represents more than one-third of the approximately 7,960 BTO flats planned for the November 2026 sales exercise.
The remaining four projects will be located in Bedok, Geylang, Toa Payoh and Yishun.
HDB said the 1,310 flats in Sembawang will bring the total number of shorter waiting time flats launched in 2026 to 4,661, exceeding its original target of more than 4,000 units for the year.
Combined with the 4,690 shorter waiting time flats launched in 2025, HDB will have offered 9,351 such units over two years.
This puts the housing authority on track to meet its target of launching 12,000 shorter waiting time flats between 2025 and 2027.
More details about all seven BTO projects, including their classification categories, will be released when the November sales exercise officially begins.
