Are you financing your property agent’s next million-dollar home or next vacation in the Swiss Alps?

More often than not on social media, we will see real estate agents flexing on their new flashy cars and luxury goods.

To those who do not know, real estate agents’ salaries are purely commissioned based and they receive a cut after each rental or sale transaction.

The sale commission ranges from 1 to 3%, depending on the arrangement between the buyer and seller. It is good to note that this is purely negotiation-based and there is no legislation governing on the agreed amount.

That means with every sale of resale private property, each agent gets paid a minimum of S$10k, assuming the property is $1m and the agreed commission is 1%.

This 10k is a conservative amount and is likely to be higher as agents will “fight” for higher commission percentages and private properties now run in the millions.

Granted, property agents face stiff competition and there are many who will claim tremendous marketing-associated fees with each sale.

I do not undermine the efforts of every agent, but in my opinion, this commission is extremely over-proportioned for the effort involved.

This is especially true for new launches. For every new launch unit sold, agents can receive S$30k easily up to S$100k+. From the many cases I’ve heard, the agents secured walk-in customers to the show flat who purchase units.

The effort involved is literally convincing the customers why the development is good and doing some simple loan calculations & eligibility.

The next time you see your fellow agents flexing their five/six-figure commission, don’t be salty about your salaried 9-5 job because all of us contribute to the problem. We directly enabled their lavish lifestyle.

You have no idea how hard we work. We work 7 days a week, regardless of weekends or PH. We work till wee hours of the night sometimes.

Our commission may be high, but our expenses are also super high.

PropertyGuru credits cost $15k. And that’s just ONE portal. There’s EdgeProp & 99.c0 as well.

Petrol costs $$$. Plenty of leads are time wasters who just wanna look see & window shop, with no intention to buy anything.

Lead generation costs thousands of $$$ every month. Facebook ads, Google PPC, newspaper classified ads, flyers.

Agents go through droughts & dry spells where there’s no income at all for months.

For every seller listing, we have to fork out the marketing costs (hundreds to few k) upfront to market the unit with NO GUARANTEE of returns.

So yes, we earned that 2% commission and we deserve every cent.

We have no CPF, medical or dental benefits.

Please don’t judge the entire profession based on just a few agents & assume that it’s a “lavish lifestyle” that consumers are enabling. We work extremely hard for every cent we make.

We are paid fairly for the work we do and the value we provide to our clients.

If you’re transacting a 6-7 figure property, you really wanna wing it yourself, DIY the whole process & handle all the paperwork & negotiations, be my guest and go ahead.

If you think it’s that easy, why don’t you go get your real estate license and lavish lifestyle? Or are you just so salty because you cannot pass your RES exam? Lol

Is it okay to be an enabler of other people cheating?

I met this girl one day during a dorm event and we hit it off pretty well. Went out for a drink at night when she told me that she’s in a LDR with another guy from China.

Due to their COVID protocols, they haven’t seen each other since 2020 and she’s feeling physically lonely. A lack of physical love, she said.

So anyways, we started drinking me and she inched closer and closer into my boundary and I guess you can infer what happens next.

We discussed for a little bit and agreed to be friends with benefits, purely friends with benefits. Did it around a dozen times since our first encounter 2 months ago.

My story doesn’t end there. By chance, I met another older woman through a dating app, and after hitting off for a few days, she revealed to me that she’s married with a son.

Similar to the girl before, she told me that she lacks physical love because her husband is cheating on her with another woman.

One thing leads to another and now I have another friend with benefits, both being females of non-single status.

I stand my ground that I did nothing wrong because all these time because I merely reacted to the situation instead of pushing it forward.

I did not flirt nor try to push these women towards the decision that they ultimately made, they were the ones who hit on me and engaged in their debaucherous acts. I merely obliged.

MAN’S DOG ATTACKED BY BIGGER DOG, WANTS COMPENSATION BUT NO PHOTO EVIDENCE

My pet dog was attacked and bitten by another (larger) dog. Is there any way I can seek compensation for my vet bills?

For context: this happened around 8am this morning (as of writing this)

My helper was walking my pet dog (8yrs old mini poodle) back from the park near our house (we stay in landed property). Neither my helper nor my poodle noticed a much larger dog running toward them from across the street next to them. When the larger dog got to them, it immediately bit my poodle on its hind leg. It took 2 helpers from the house the larger dog came from to separate the larger dog from mine.

Immediately after separation, my poodle was still able to walk away but was obviously very shaken. However, right now he is limping on his hind left leg and there was bloodstains on his fur (has sort of faded or smeared around the surrounding fur). We will be scheduling a vet appointment to see if is any further injury.

The attack was unprovoked as my poodle didn’t notice the larger dog approaching it until it was too late, and it clearly was not play since there were visible wounds.

I know the house that the larger dog came from so I will be speaking to the owner about the incident. I’m looking for some advice on how I should approach the issue. Should I get a diagnosis or quote from the vet first? More crucially is whether I am able to claim any vet bills from the large dog owner if it happens to be very expensive.

Some issues that may be brought up is:

I was not present during the incident, I am merely going off the account of my helper

The helpers of the large dog owner may not have informed their employer about the incident truthfully (although they did mention that they would)

We do not have photo evidence of the incident.

Any other Singaporeans here have had something similar occur? I would like to approach this politely but I’m aware of how defensive we can get sometimes, especially when it concerns our precious pets.

CYCLIST NOT HAPPY CAR OVERTOOK HIM, RIDE IN MIDDLE OF ROAD & POINT MIDDLE FINGER

A driver shared how he was driving along Orchard road and changed lanes, overtaking one of two cyclists on the road.

The cyclist that he had overtaken, had apparently gotten angry at him and sped up in front of him to point middle finger at him.

The driver also said that the cyclist was shouting vulgarities at him while cycling with one hand, and using his other hand to film him on his phone and cycling into the middle of the road.

He added that the cyclist allegedly knocked on his side window aggressively at a traffic stop, and they got into a confrontation for about a minute.

The incident happened on 6 August at about 9.30pm, along Orchard Road, and a police report has since been lodged against the cyclist.

Here is what he said

“Happened along orchard road on 6 Aug 2022 at about 9.30pm. Encounter two cyclists along Orchard Road. I was changing lanes because it was a red lined bus lane in front and overtook one of them.

The guy got angry and dangerously sped up in front of me to point the middle finger multiple times, shouted vulgarities, cycled with one hand or no hands when filming with his mobile phone and cycled right in the middle of the road.

While the traffic stopped in-front of concord hotel, he angrily and aggressively banged on my side window where a confrontation began for a minute or so.”

GRAB RESPONDS TO ALLEGATIONS THAT THEY CHARGE SUBSCRIBERS MORE FOR FOOD DELIVERY

LinkedIn user, Louie Lui, who shared the alleged discrepancies in delivery charges for Grabfood between himself (a Grab subscriber) and his wife (a non-Grab subscriber), has since posted an update and the response that he received from Grab.

He earlier posted on his LinkedIn profile that he was charged $7 for the same delivery for the same food at the same time as his wife, who was only charged $3.50.

Grab’s Response

Thank you for patiently waiting, Louie. Allow us to explain that the price difference is due to real-time market conditions, which include factors such as the number of orders we have received from consumers and the number of delivery partners available in a specific area, and the time to meet the demand.

Based on the consumers’ information you have provided to us, the first pair of order checks were done by two different consumers at 8:48 pm a. 8:51 pm respectively, from the same merchant to the same delivery location. The market conditions at 8. pm and 8:51 pm were different then – which resulted in two different delivery fees given.

We understand that you have also tried refreshing both apps to check the delivery fees for a second time. The fees and price difference had remained the same because the delivery fees that were given to you and the other consumer in the first round of checks were cached in our system to stay the same for both of you. We do this to provide a good experience to our consumers who may take a while to decide their final order details and would prefer to see the same delivery fee when they check their order out.

This is definitely not the experience we want you to have but please be assured that the price difference has nothing to do with Grab subscription subscribers versus non-subscription subscribers.

Scummy or smart move from Grab?

My wife was going to order some food, and I thought – hey I should do it instead, because I am a monthly subscriber of Grab where I get a coupon for $4 off delivery (there’s a minimum spend).

So I keyed in the exact same food from the same stall, and note this:

Same stall
Same distance
Same time
Huge difference in delivery fee.

Me, a subscriber, is shown a delivery fee of $7
My wife, a non subscriber, is being shown a delivery fee of $3.50

Now that’s a 100% inflation in delivery fee.

I refreshed the app on both phones, did everything I could. Still the same. It wasn’t a surge pricing, it was a price catered to me, the subscriber with a $4 voucher.

I get that algorithms are useful, and that Grab is a for-profit company.

But I don’t know what to make of this situation now that it’s discovered.

What do you think? Are they smart, or just scummy?

P.S. I ordered the food anyway. Happy wife, happy life.

MAN BOUGHT $280 MILK POWDERS ONLINE, DIDN’T RECEIVE IT & SELLER REFUSES TO REFUND

Does anyone know this carousell seller *name redacted*, Carousell ID: *username redacted*?

I ordered ten tins of Ensure Life 850g milk powder from him on 30th July, but did not receive my items. The seller said he would refund me, but he kept using various excuses not to refund.

Now the seller couldn’t be contacted, and the phone can’t get through. Police report lodged and this case is under investigation. Has anyone experienced this?

p/s: This seller’s Carousell account is currently restricted due to an unresolved transaction, I think I’m not the only victim.

  • I learnt my lesson the hard way too. Next time only request for COD or self collect to any online seller. They reject n give excuses, just back off n get another seller. Some sellers will just MIA or will not take responsibility for defective items
  • Yes I have also learned my lesson for purchases like this and most of all local seller I request for COD even if seller disagrees I probably just forgo the transaction.. because it’s a big amount of items..it’s not I’m ordering from Lazada or shopee .

Hi admin, please post this please. I need some input from people ):

Sad but true reality, and sometimes I feel that we just have to accept the truth. This has happened to quite a number of my friends in their late 20’s to mid 30’s.

If a guy/girl is physically unattractive, earning low or average income, doesn’t have a nice body (flabby limbs, tummy, flat or saggy boobs, skinny), they’ll only end up with someone of similar trait.

A few of my closest friends are experiencing this. As much as I wanna tell them to wait longer instead of settling for someone they aren’t attracted to just for the sake of being accepted by the other party who is similarly unattractive, I don’t think it’s a good idea because it’s legit difficult to find guys/girls who would wanna give them a go.

Like they have been on tinder and other dating apps for years but sadly they don’t get any matches. Is this really how relationships in a modern society works?

Like you’re so unattractive to the point where only somebody unattractive would go for you?

38 Y.O MAN EARNS $98 PER SESSION JUST TO HANG OUT WITH STRANGERS & DO NOTHING

A 38-year-old Japanese man from Tokyo is reportedly earning about SGD$98 per session just to go out with strangers and do nothing.

All her has to do is exist near them and answer them with basic replies when asked questions.

The 38-year-old, Shoji Morimoto, spoke to BBC during an interview saying that everyone used to tell him that he was the only one among them that does nothing, and he thought to use that as a business where he’d rent himself out to others to do nothing.

Besides his payment of $98 for the sessions, his expenses such as meals and the activities that they will be going to will be paid for by the client.

He is charging 10,000 yen (SGD$98) to spend time with his customers and have meals with them, and he is often seen in his photos using his phone while with the clients.

Over the last 4 years, Morimoto has had over 4,000 sessions with his clients, earning about SGD$392,000 in 4 years, according to Reuters.

Presently, he serves about one or two clients each day, effectively earning almost SGD$6,000 (rounded up) per month just to do nothing.

DRIVER WAITING AT RED LIGHT, KENA KNOCKED BY REVERSING POLICE CAR

A video emerged online showing a driver coming to a halt while nearing a red light at a traffic junction near One Fullerton.

The camcar driver was stopping behind a police car, which then inexplicably reversed and hit the camcar’s front bumper.

The incident happened on 5 September at about 9.24pm, somewhere along Esplanade Driver near One Fullerton, and was captured on the dashcam of the camcar.

The driver of the car was seen approaching the traffic junction and slowly stopping as he was nearing the red light, stopping behind a police car.

However, the police car then reversed and hit the camcar, and the siren lights on top of the police car then started blinking.

The policeman then opened his driver’s side of the car door, appearing to get ready to alight from the police car before the video cuts off.

The wife was seen in the video throwing dollar notes at the mistress who was seated inside the car on the passenger side of the vehicle.

A couple of men were seen trying to stop the two women from confronting the mistress (it is unclear which is the husband and which is the wife).

The woman in the purple T-shirt was seen crying uncontrollably and wailing as she appeared to have fallen onto her knees while screaming.

The woman in the pink dress was seen demonstrating with another man who was trying to break apart the fracas.

The incident purportedly happened in Vietnam.
